These 1973 build assets had a value-add opportunity in the form of deferred maintenance of exterior and interiors, as well as untested rents in a growing oil market. The properties are adjacent to one another and are located in very close proximity to The University of Texas of the Permian Basin. We bought this property because of it's value-add potential and location in a growing area of Odessa, TX.

The property was purchased based on income numbers from 2017 when the price of oil was between $40-50 per barrel. Upon closing, the price of oil was close to $70 per barrel. As demand for housing in the area climbs, so do market rents. Rebus Capital will push rents to stay competitive in this hot market.
